This indenture made the 16th August in the 8th year of the reign of our Sovereign Lord George the fourth by the grace of God of the United Kingdom of Great Britain and Ireland King Defender of the Faith and in the year of our Lord 1827 Between James Benjamin COLES late of Wambrook in the co of Dorset but now of Parricks Lodge within the parish of Chard in the co of Somerset esq and Thomas Edward CLARKE of Chard afsd gentleman of the one part and Thomas MEDLAND of the city of Exeter haberdasher of the other part ....... Witnesseth that they the said James Benjamin COLES and Thomas Edward CLARKE for and in consideration of the sum of five shillings of lawful money to each of them paid in hand by the said Thomas MEDLAND ...... and they do grant bargain and sell unto the said Thomas MEDLAND All that messuage and dwelling place and garden containing one rood and thirty six perches and also a Poultry court and barn lying near and contiguous to the bottom part of the said garden and part of a tenement late Pains late in the possession of Robert HALLETT decd his tenant but now in the possession of Elizabeth HALLETT widow her tenants ...... which messuage or dwelling house being and lying in Chard Street within the town of Axminster in the co of Devon and were formerly part and parcel of the manor of Haccombesee Together also with a Seat or Pew situate and being in the body of the church of Axminster wherein the servants of George SMITH formerly sat abutting the aisle leading into the body of the said church from the Northern door of the said church all of which were heretofore in the possession of Simon BUNTER edq decd afterwards of John and William CLAPCOTT after of George TUCKER since of George TUCKER his son then of the said George SMITH or his under tenants and now of Thomas Whitty HALLETT ......... and Also all that stable coach house yard and garden, formerly a cottage and garden, containing one rood and twenty nine perches situate also in Chard St Axminster together with a close or plot of ground at Broadway commonly called Little Kerbey's Close containing two roods and twenty nine perches ........... to have and to hold the said messuage and dwelling house hereby bargained and sold with their and every of their rights members and appurtenances to the said Thomas MEDLAND .......... and by a certain indenture of release already prepared and entered to bear date the day next after the date of these presents and to be made between James Benjamin COLES and Thomas Edward CLARKE of the first part and Thomas WILKINS the elder and Thomas WILKINS the younger and Daniel WILKINS of the second part the said Thomas Whitty HALLETT of the third part and the said Thomas MEDLAND of the fourth part.
