dated 21 march 19 chas2 1666
to my grandchild william smart son of my son william smart deceased my messuage or tenement in grove in which i now dwell with all outhouses, closes, backyards etc belonging and adjoining, and all other estate of inheritance of which i die seised in grove, charlton or wantage and to him and his heirs forever provided always the following sums of money are paid
to my son griffin smart £10
to my daughter anne quarrier £10
to my son in law john brownereeke £8
to my daughter in law susan smart late wife of my son james smart deceased 40s
