This is the last Will and Testament of me Jonas Easton of Keaton in the Parish of Ermington in the County of Devon Gentleman first I give and bequeath unto my Nephew Thomas Easton all that my Estate of Heaton wherein I now live lying in the Parishes of Ermington and Holbeton.... with all the Horses Bullocks Calves Sheep Swine and other Cattle and the stocks of Corn Hay Turnips Potatoes and other produce and Implements of Husbandry which shall be thereon at the time of my decease for the term of his natural life provided and upon these express conditions that he shall at all times during his life keep the Houses buildings Gates hedges and fences in good and substantial repair in every respect and not cut down any more Timber Trees or Saplings on the Estate than shall be sufficient for the necessary repairs thereof and permit my two Sisters Ann and Jane Easton to reside in such part of the ....... of Keaton as they or either of them may make choice of during their .... without paying any consideration for the same and deliver unto them...... sufficient for their consumption and fro and after the decease of my said Nephew Thomas Easton of in case of his neglecting or refusing to fulfil the above conditions I give and devise the said Estate called Heaton with its Appurtenances unto William Lane Easton eldest Son on my Nephew Thomas Easton of Plymouth in the said County to hold to him his heirs and Assigns for ever and it is my particular request and desire that my said Nephew Thomas Easton should sell and convey unto the said William Lane Easton my said Nephew's Son on his paying the full consideration money which was given for it a certain ffield called.... Park containing One acre and three Quarters of Land lying near Keaton aforesaid which my ffather purchased of Mr Loglasicke in order that it may be with Keaton Estate also I give and bequeath unto my said two Sisters Ann and Jane Easton now living with me and the Survivor of them the use of such part of my House and Garden at Keaton aforesaid and such part of my Household Goods and ffurniture therein for their respective lives as they or either of them shall make choice of with firewood from the Estate sufficient for their consumption also I give and bequeath unto my Sister Jane Easton the sum of five hundred pounds absolutely for her own use and benefit and I give to my Sister Ann Easton one Annuity or yearly sum of twenty five pounds to be paid to her half yearly during her life out of my residuary Estate hereinafter devised which I charge with the payment thereof also I give and bequeath unto my two Nieces Mary Poppinstone and Jemima Easton one Annuity or yearly sum of fifteen pounds each to be paid to them severally by half yearly payments during their respective lives and I do hereby charge and subject my Estates called Huxhams and Witheridges Tenement adjoining to Keaton aforesaid with the payment of the same sums respectively with power to distrain for the said annuities and all arrears and costs attending the same as in the ordinary course of distress for rent in arrear also I give to my nephew William Easton Son of John Easton Malster deceased the sum of one hundred pounds to be paid within six months after the deaths of their Aunts the said Ann and Jane Easton and I desire my Executor to give John Wallis James James and Mary Northmore a suit of mourning each in case they or either of them shall be in my employ at the time of my decease all the rest residue and remainder of my Land sand Tenements Goods and Chattels monies Securities for money real and Personal Estates and effects whatsoever and wheresoever after Payment of my debts ffuneral expences charges of proving this my Will and legacies as aforesaid I do hereby give devise and bequeath unto my said Nephew William Easton of Plymouth aforesaid Gentleman his heirs executors administrators and assigns for ever and I do hereby nominate and appoint him sole Executor of this my last Will and Testament revoking all former and other Wills by me at any time heretofore made and do declare this only to be my last Will and Testament In Witness whereof I the said Jonas Easton the Testator have hereunto set my hand and Seal this twenty first day of May in the Year of our Lord one thousand eight hundred and twenty six Jonas Easton

May the 20th 1826 I Jonas Easton of Keaton in the Parish of Ermington County of Devon do make and ordain it as part of my Will I give unto Mary Ann Popplestone the sum of one hundred pounds of good and lawful money of Great Britain and to Betsy and Mary Ann her two daughters the sum of fifty pounds each & to Wm Poppleton the sum of ten pounds and I null and make void a legacy given on a like bit of paper of twenty pounds a year given to William Easton to be paid by Thomas Easton out of the estate as long as he shall live and I give unto my Nephew Thomas Easton the sum of one hundred pounds to be paid in one month after my decease and the money that may happen to be in the House at the time of my death I give unto my Sister Jane Easton and the little Musick box I also give to my Sister Jane Easton the legacies of fifteen pounds to Mary Ann and Jemima to be twenty pounds a year signed this 20th May 1826 by me Jonas Easton
